OCEANFRONT. Los Almendros 15 is a furnished three-bedroom home inside a gated oceanfront community on Playa Ocotal, on the Gold Coast of Guanacaste, Costa Rica.
Three bedrooms, two bathrooms, 140 m² (1,507 ft²) of built area. Ocean views from every bedroom and from both levels. Both floors open onto rear patios facing the sea, so the water is the first thing you hear in the morning and the last thing you see at night. Gas BBQ on the patio, and private laundry inside the villa rather than a shared facility down the path. It comes furnished and ready to use, so a buyer arriving from North America can unlock the door and stay the same night instead of spending the first month buying beds and coffee makers. Pets are welcome.
Los Almendros de Ocotal is gated, with 24-hour security and direct beach access. Three community pools, one of them an infinity pool. Unit 15 is one of 44 homes here, and one of the ones that holds its ocean views from both levels.
The house has operated as a vacation rental and income history is available on request.
Playa Ocotal is a half-kilometer crescent of charcoal-dark volcanic sand, some of the blackest in Costa Rica, set into a protected cove between two rocky points. The cove does the work. The water stays calm most of the year, which makes this one of the few beaches on this coast where you can actually swim laps, put children in the water without watching every wave, or paddle a kayak out before breakfast.
The rocky points at either end are the snorkeling. Reef fish, tide pools at low water, and clear conditions through most of the dry season. Sportfishing and dive boats leave straight off the sand, which is why Ocotal is a launch point for the Bat Islands and the Catalina Islands, two of the best-known dive sites in the country and the reason a lot of divers fly into Liberia in the first place.
Ocotal has carried Blue Flag ecological status, Costa Rica's cleanliness and water-quality certification. Howler monkeys work through the trees behind the beach most mornings. Father Rooster, the beachfront restaurant in the old hacienda at the south end, has been running since 1985, and Picante sits around the point at Bahía Pez Vela.
What Ocotal does not have is crowds. Playas del Coco, three kilometers up the road, is where you go for the supermarket, the bank, the dentist and a real choice of restaurants. Ocotal is where you go home afterward.

Liberia International Airport (LIR) is about 35 minutes away and takes direct seasonal service from several US and Canadian cities. Playas del Coco is five minutes. Playa Hermosa, Playa Panamá and the Papagayo Peninsula are all inside twenty.
